 Marketing Your Home in Tuscarawas County 
Marketing Your Home to Get the Best Price

The Pietro Team Marketing Plan and Checklist

1. Determine most accurate price – The Pietro Team brings the market and the market brings the price. We continually keep you informed of market response.

2. Submit to MLS – Over 1,500 REALTORS® have access.

3. Design a personal highlight sheet for inside the home.

4. Take pictures and create a virtual tour.

5. Submit to the following internet sites:

A) www.kathypietro.com  
B) www.expertsrealty.com  
C) www.REALTOR.com®
D) www.homes.com

6. Send an announcement out to at least 25 surrounding homes and other areas – Properties located in remote and lake areas may vary as to the amount sent out.

7. Fax top six real estate companies a copy of the MLS listings of your property.

8. Create a card and send to the top 10 agents.

9. Place a “New Listing" ad in the Times Reporter within the first 10 days. (The advertisement’s date will depend on when the property is listed and when the Times Reporter has its ad deadline.)

10. Other print media we may use includes, but is not limited to: 

           A) Farm and Dairy
           B) Out of town newspapers
           C) Out of town homes guides

11. Place a sign in the yard along with arrows – Within three business days.

12. Open houses account for only about 1% of sales – The Pietro Team does not always find open houses productive. The seller and agent will determine if or when they are to be held.

13. Price review in 30 days – The best way to get to the correct listing price is to keep our eye on the local real estate market. We continually monitor the market for similar homes sold and also similar homes coming on the market.

It is important to sell your home not only to potential buyers,
but also to the other real estate agents in our Multiple Listing Service.

Rule of Thumb I
If we accomplish the tasks stated above, your property should have 1-2 showings per week. Properties over $200,000 and those in remote and lake areas may take a longer period of time. Showings on these properties may be slightly less often. In most cases, if showings do not occur, price is too high.

Rule of Thumb II
If we have 10 showings and no offers, most likely the price is too high.

Rule of Thumb III
The Pietro Team would like to share our theory on price. It is the most important part of marketing your home. We would rather have the correct “asking” price and no advertising monies than have the home “overpriced” and a $10,000 budget in advertising it. Believe us, the buyers will find the best values and they choose the homes accordingly.

Rule of Thumb IV
Please don’t make the mistake of thinking you’ll get offers and then come down in price. Many times sellers miss out. For example – a buyer looks at six homes and likes the highest priced home best. Almost always the buyer will make his offer based on the home that is the best value (based on asking price). Sellers often say, “Bring me an offer” or “I have not even had an offer.” Buyers often may not even make an offer on their favorite home for fear of insulting sellers or finding a better value for money property.

The Pietro Team plans to work very hard to expose your property to the market. It is the buyers who ultimately determine the “final selling price.”
